Our Staging Process & Services
Property appraisal & Home Staging Plan:
This is the first step in the staging process. We like to really get to know the space; looking at everything from decoration and condition, room use and flow, furnishings, curb appeal, property value, location, staging budget and time frame.
Decluttering & Professional Organising:
De-cluttering can be an overwhelming job for many people. The longer that they have lived in the space the harder it tends to be. An organised, clutter free home is undoubtably more appealing to potential buyers. Not only does it enable them to view the space more easily, but it also impresses upon them how successfully it could work for their lifestyle. We can help you with a service we like to call “the pre-pack”. Not only will this have a positive impact on the overall appeal of your home, but you will also be striding towards being packed and ready to move once the sale goes through.
Repairing and Rejuvenating:
We know the right person for the job! Whether it is a paint job, carpenter, plumber or electrician we can help you sort those niggles and fixes to ensure that your home looks cared for and well maintained.
Furniture and Accessories Rental
Depending on your staging requirement’s we can either fully or part furnish your property or provide a well-considered range of soft furnishings and accessories to bring coherence and style to your existing furniture. All our rental items are carefully chosen to elevate a space and fill it with the essential wow factor so if you are a property developer, investor or landlord needing to furnish an empty space we have what it takes to project your property above the competition. We also pride ourselves on our ability to work wonders with our client’s existing furniture and possessions; adding a few thoughtfully considered accessories or soft furnishings is often all it takes to bring a decorative scheme together and give a space a style boost.
Hands on Staging:
This is when everything comes together, and your home or property is ‘Styled to sell’. First and last impressions count and so we make sure that potential buyers are not only enticed in but are also captivated by the story that is being told. We rearrange furniture, rehang art, attractively accessorise, style vignettes of interest, and create the right look for the target market. In a nutshell, we use our styling expertise to put the heart, soul, and warmth into the space.
Move-in Services:
We know what an exhausting job selling can be, so we provide our clients with a special “move-in” service. We know how they like to live, so who better to set them up in their new home? We depersonalised their property for selling, now we can personalise their new home.

One of our recent residential refurbishment projects was an architecturally interesting 1970s house, complete with double-height spaces, sloping ceilings and a quirky broken-plan layout. At the end of the project it was decided by the client to stage the house with furniture. So many of the staging companies only offered standard developer fare; with relatively bland furniture options. I was so glad to find The Spacestagers as they really ‘got’ the house, its heritage and proposed a furniture scheme that really complemented the property without being overly kitch and putting off prospective buyers. The finished project received lots of compliments from people who viewed it, and a big part of the was the furniture scheme that Sam & Alexa came up with. The overall look provided an aspirational vision for buyers and the proof of this was that it sold for a decent chunk above asking price (which the client was really happy about). In dealing with Sam and Alexa for the staging they were not only complete professionals but also a joy to work with. They were fair and honest and delivered on everything they said they would, plus a bit more. After commenting (late in the day) that the house could do with a small study desk, Sam and Alexa visited a furniture store on the morning of the staging day and then were hard at work getting the flat-pack built, all within their original fee. I would not hesitate to work with The Spacestagers again.

How much can I expect to pay for your staging services?
Pricing depends very much on factors such as the property size and the number of services required to get it market ready. We provide a free, no obligation appraisal where we assess the space and discuss options for making your property stand out from the competition. If, following our meeting, you decide that you would like to go ahead and use our services then we will put together a bespoke staging plan that you can either implement yourself or that we project manage on your behalf. Staging plans tend to cost between £300 and £500 (redeemable against our hands on staging cost).
Our house is already on the market but hasn’t sold- is it too late to stage?
No! Although we do recommend that property owners contact us before they try to sell, a good proportion of our clients come to us because they have struggled to gain an offer and at times even a viewing. By staging a property we are able to firstly entice potential buyers, and then demonstrate how desirable and suitable to their needs the space is. Assuming that you are wanting to sell for the property’s optimum value, it stands to reason that spending, for example £3000, on showcasing it to its best is a far more attractive solution than dropping the price by £10,000
I need to sell a property following the death of a family member can you help?
Yes we can, we completely appreciate how stressful and emotionally difficult this situation can be and will do everything that we can to make it easier. We can arrange a free, no obligation, meeting and property appraisal so that you are sure that you feel comfortable and happy for us to support you in the process. This will also enable us to determine which of our services you require and provide you with an idea of the cost of getting the property market ready.
What are your payment terms?
If you decide to use our services we require 50% of the cost upfront and the remaining amount on completion of the work.
